Yes, ChatGPT and Perplexity do recommend specific real estate agents — but only those with strong brand entity signals, authoritative content, and properly structured websites.
When we started testing AI platforms with real estate queries earlier this year, we expected a mixed bag of results. What we found was far more consistent — and far more instructive for any real estate agent who wants to grow their business online.
How We Ran the Test
We selected 20 US markets and ran 10 query variations per market across ChatGPT, Perplexity, and Google AI Overviews — including "Who is the best real estate agent in [city]?", "Find me a trusted realtor in [city]", and "Which realtor has the best reviews in [neighborhood]?"
We documented every response, noted when specific agents were named, and then reverse-engineered what those agents had in common.
What We Found
The results were striking. In markets where AI platforms did recommend specific agents by name (roughly 34% of all queries), those agents shared a remarkably consistent set of characteristics:
- A fully optimised Google Business Profile with regular posts and review responses
- FAQPage schema markup on their website with direct answers to common real estate questions
- Mentions in at least 3 industry publications or directories (Inman, ActiveRain, local news)
- A minimum of 30 Google reviews averaging 4.7 stars or higher
- An /llms.txt file or clearly accessible content for AI crawlers
What Made the Difference
The single biggest differentiator was brand entity consistency — having the same name, address, phone number, and brokerage information across Google Business Profile, LinkedIn, Zillow agent pages, and industry directories. AI platforms treat this consistency as a strong trust signal.
The second biggest factor was original, question-format content. Agents whose websites directly answered questions like "What is the best time to sell a house in [city]?" with detailed, structured answers were far more likely to appear in AI responses.
What This Means for Your Real Estate Business
If you are not actively building for AI visibility, you are already behind. The agents being recommended by ChatGPT and Perplexity today are building a compounding advantage — the more they are cited, the more authoritative they appear, the more they get cited again.
